From +40°C to -40°C — and somehow, people still manage to cause a flood
It’s sweltering out there in Ontario right now – we’re talking the kind of heat where your flip-flops melt to the sidewalk. But here’s a cooling thought for you: in just a few months, we’ll be seeing that other extreme… minus 40°C. And you know what that means?
Every single winter, without fail, we get files where a condo owner decides to “let in some fresh air,” leaves their window wide open, and heads off on vacation. Fast forward to the deep freeze, and those lovely open windows have turned their unit into an industrial-grade icebox. Pipes freeze solid, radiators burst, and water cascades down into the units below like an indoor waterfall nobody asked for.
If you’re picturing the damage – ruined floors, soggy furniture, fried electronics – you’re right on track. Our insurance company clients swoop in to cover the costs for the innocent neighbours below… and then, that’s when we get involved. We take the chilly culprit to Small Claims Court. And with the new Ontario higher limit of $100K as of October, plus Alberta still at $100K and BC at $35K, we can recover a lot more of that frosty mess.
So while you’re fanning yourself and dreaming of snow, remember: winter’s coming. And if someone decides to recreate the Arctic in their living room, we’re ready to help make things right — one frozen pipe at a time.
